RCA’s Fourth Quarter 2010 Cap Rate and Price Trends

  • Deals during the fourth quarter averaged $183 per square foot—the highest figure since the third quarter of 2008. The average was $28 per square foot more than during the third quarter of 2010.
  • Regional mall deals averaged $214 per square foot while shopping center deals averaged $165 per square foot. The regional mall figure was up $61 from the third quarter while the shopping center number was up $9.
  • The average cap rate during the quarter was 7.67 percent—a 12 basis point decrease from the prior quarter. Cap rates peaked at 8.27 percent during the fourth quarter of 2009 and fell during all four quarters of 2010.
  • Average cap rates for regional malls were 7.12 percent in the quarter and for shopping centers were 8.27 percent.
