Inland American Real Estate Trust has acquired interest in a three-building office portfolio located in Bridgewater, N.J. for $230 million. The seller is a joint venture between SL Green Realty Corp. and Gramercy Capital Corp. The deal includes the assumption of an existing $190 million mortgage and a capitalization rate of 6.9%. The property, 55 Corporate Drive, is the North American headquarters of pharmaceutical company Sanolfi-Aventis.

Guardian Management LLC has signed preliminary agreements to acquire the real estate portfolio of Atherton-Newport Investments, which has been working under Chapter 11 reorganization since January. The assets to be acquired include more than 4,000 apartment units in Las Vegas, Miami, Phoenix, and Seattle. Avalon Holdings, a diversified investment company working with Guardian, initiated and structured the transaction.

UrbanAmerica LP has acquired the GSA I National Portfolio, a 3.1 million sq. ft. portfolio consisting of 13 office buildings and one distribution center, from Rubicon America Trust for $485 million. The portfolio is 98.2% leased. The seller, Rubicon America Trust, was represented by the CB Richard Ellis Institutional Group in Minneapolis, led by Steven Buss, Tom Holtz and Ryan Watts. The properties are located in 13 markets across the country.
