The Treeline Cos. has acquired Atria East, a six-story, 207,000 sq. ft. commercial office building for $46 million from Heritage Management Co. The property is located in Garden City, N.Y. Atria East is a concrete and steel building featuring an atrium lobby with marble and terrazzo flooring, four high-capacity elevators, a bi-level underground parking garage and street-level parking accommodating nearly 750 vehicles. The property is currently 100% leased.

Brandywine Realty Trust has acquired Plaza Ridge I, a 158,016 sq. ft. trophy office building from Franklin Street Properties Corp. for $59 million. The property is located on the Dulles Toll Road in Herndon, Va. and rests adjacent to Woodland Park, a mixed-use business environment comprised of office, retail, residential, restaurants and hotels. Plaza Ridge is currently 100% leased to two high-profile tenants, Scitor Corp. and Juniper Networks.

Woodlark Capital has acquired The Sidway Building Apartments in Buffalo, N.Y. for $7.85 million from developer Michael Joseph. The Sidway is a 67-unit, loft-style apartment property built in 1907. The structure was renovated in 2003 as luxury rental apartments. This property will be an addition to Woodlark Capital's student housing portfolio, which has increased to over $100 million in 2006. The Sidway is 98% occupied.
