The largest retail project in D.C.

DC USA is located in the heart of Washington D.C. on 14th Street NW between Irving Street and Park Road atop the Columbia Heights Metro station. It will be the largest retail project in Washington, approved for 550,000 sq. ft. of retail space on three levels plus underground parking.

DC USA will duplicate the design of the successful Harlem USA project in New York City. Some of the key aspects of this design include high ceilings, tremendous exposure through the use of multi-level glass walls and direct access from the street to all users in the project.

The 215,000-sq.-ft. floor plates will allow DC USA to accommodate the footprint of any user in the market. The demographics in the market are extraordinary, with 279,000 people in a three-mile radius with an average household income over $68,000. DC USA will dominate the trade area because the market is underserved due to a notable lack of retailers in excess of 30,000 sq. ft. located in the city.

Likely lead tenants will be Target, Best Buy, Marshall's, Modell's, Old Navy and Bed Bath & Beyond.
