Citrus Systems Leases at Duke Property

HOPKINS, MN—Citrus Systems Inc., a manufacturer of packaged fruit juices and beverages, has agreed to lease 132,000 sq. ft. at Cornerstone Business Center here.

The company will expand its operations by 50,000 sq. ft. and relocate from its current facility later this year. Citrus will occupy the south building, located at 401 11th Ave. S. The facility features 24-foot clear height, 13 dock-high doors, two drive-in doors and 41-foot-by-40-foot column spacing. The building includes 11,700 sq. ft. of office space.

Duke Realty Corp., the owner of the 222,194-sq.-ft. business center complex, said it will help modify the space for Citrus with new equipment and manufacturing innovations. The lease brings the property to 100 percent occupied.

“As demand for our Citrus Sun products continues to grow, we want to ensure that we have the ongoing capacity and capabilities to deliver high-quality juice products to our customers,” said Tom Boehland, founder and president of Citrus. “This new facility gives us the opportunity to design from scratch a state-of-the-art manufacturing facility that will enable us to deliver the highest quality product in an extremely efficient manner.”

Tom Bennett and Jack Tornquist with CBRE represented Citrus in its lease. Duke Realty was represented by Scott Moe, its vice president of leasing, along with listing agents Brad Bohlman and Paul Bickford with Colliers.
