Jones Lang LaSalle Closes Several NYC Leases Totaling More than 137,000 Sq. Ft.

NEW YORK—Jones Lang LaSalle has completed several leases in New York City totaling more than 137,000 sq. ft.

Some of the recent transactions include:

• A 96,350-sq.-ft. lease for Perry Ellis International at 1120 Avenue of the Americas with building owner Edison Properties L.L.C. Jones Lang LaSalle simultaneously completed a sublease for Huron Consulting Group with Perry Ellis. Perry Ellis was represented by Robert Martin and Matthew Astrachan, vice chairmen; Alexander Chudnoff, executive managing director; and Brad Lane, associate, all with Jones Lang LaSalle.

The sub-lessor, Huron Consulting, was represented by Lisa Kiell, managing director, and Douglas Neye, senior vice president, both with Jones Lang LaSalle. The building owner, Edison Properties, was represented by Michael Burgio, John Cefaly and Gus Field, vice chairmen, with Cushman & Wakefield Inc.

• A direct lease for Toppan Vite Ltd. for 20,792 sq. ft. of space at 747 Third Avenue. The printing and publishing firm signed a 10-year lease at the Class A property, owned by William Kaufman Organization and The Travelers Companies Inc. Jones Lang LaSalle represented both sides in the transaction. The tenant was represented by Alex Chudnoff, executive managing director, and Dan Turkewitz, senior vice president. William Kaufman Organization and The Travelers Companies were represented by Frank Doyle, vice chairman; Cynthia Wasserberger, managing director; and Alexis Tener, vice president. The building owners were also represented by Michael Lenchner, vice president and director of leasing, with Sage Realty Corp.

Toppan Vite will use the space for a new business venture and will occupy a portion of the sixth floor and the entire seventh floor.

• A 12,750-sq.-ft. lease for Knighthead Capital Management L.L.C. at 1140 Avenue of the Americas. The building owner was represented by Douglas Neye, senior vice president; and Ryan Masiello, vice president, both with Jones Lang LaSalle. The team worked closely with Josh Glick, vice president of leasing with Equity Office. Knighthead Capital was represented by Scott Panzer, vice chairman, and Jeff Fischer, vice president, with Jones Lang LaSalle.

Knighthead Capital will occupy the entire 12th floor at 1140 Avenue of the Americas, which is located between West 44th and West 45th streets. The hedge fund is relocating to the office building from its existing offices at 623 Fifth Avenue.

• A 7,466-sq.-ft. lease for Grace Beauty at 1140 Avenue of the Americas. The building owner was represented by Douglas Neye, senior vice president; and Ryan Masiello, vice president, both with Jones Lang LaSalle. The team worked closely with Josh Glick, vice president of leasing with Equity Office. Grace Beauty was represented by Richard Selig, principal, and Michael Okun, managing director, with Coldwell Banker Commercial Hunter Realty.

Grace Beauty will occupy a portion of the 16th floor at the building. The firm provides brand development, operations and sales services to companies in the beauty industry. Grace Beauty is relocating to 1140 Avenue of the Americas from its existing offices at 152 West 57th Street, also known as Carnegie Hall Tower.
