Specialty food store Balducci's is slated to open a 21,000-square-foot supermarket in Washington, D.C., at a mixed-use project called Jefferson at Penn Quarter being developed by JPI. The store will open in late winter or early spring 2006, although the lease is still under negotiation. Madison Retail Group represented JPI.

Passco Real Estate Enterprises Inc. purchased the 247,833-square-foot Promenade at the Howard Hughes Center in West Los Angeles, Calif., for $95 million. REZA Investment Group represented the buyer and the seller; a joint venture of J.H. Snyder Co. and ORIX Real Estate Equities.

The Inland Real Estate Group of Cos. completed more than $2 billion in acquisitions this year, almost double the number at the end of June last year. One recent transactions was Inland Western Retail Real Estate Trust Inc.'s purchase of the 628,6260-square-foot Phase I retail of the open-air, mixed-use Gateway in Salt Lake City, Utah.

Retail real estate investment and development company Tallen & Keshen Holdings has readapted a former Infiniti dealership in Marin County, Calif., for retail use.

Commercial real estate investment bank Pacific Security Capital has named Theddi Chappell as director of the company's expanded commercial real estate advisory services.
