CORAL GABLES, Fla. — Washington, D.C.-based Starwood Urban Investments LLC has filed two alternative development plans with the City of Coral Gables Board of Architects that would allow for the construction of either a mixed-use project or a 16-story office building. The site, which Starwood Urban owns, fronts Miracle Mile and Aragon Avenue and is the former location of an Old Navy, Upton’s and a transient hotel.
The proposed mixed-use project’s architecture will replicate Coral Gable’s traditional Mediterranean style, and will include retail, restaurants, residential and boutique loft office space. The mixed-use development would be comprised of two structures: a five-story retail and office building fronting Miracle Mile; and a 16-story retail, parking and luxury apartment building on Aragon Avenue. Six levels of parking and a ground-floor retail arcade will be located on Aragon Avenue as well.
The alternative office building is a Class-A, 16-story tower fronting Miracle Mile with the existing surface parking lot remaining along Aragon Avenue. The building would include six levels of parking and nine floors of office space with a floorplate of 21,200 sq. ft.
Both development plans are in accordance with Coral Gables’ zoning code and master plan. The office building would not require city commission approval, but several elements of the mixed-use plan would require approval.
