Cousins Properties Opens Phase I of Atlanta’s Emory Point Development

Cousins Properties Inc. and Gables Residential opened Phase I of Emory Point, a $100-plus million mixed-use project in Atlanta. Phase I contains 80,000 sq. ft. of retail space leased to retailers including Jos. A. Bank, LOFT by Ann Taylor, Lizard Thicket, Francesca’s Collections, American Threads, Burgerfi, Bonefish Grill and Sweet Monkey, among others.

Phase I also includes 443 apartment units. The project is in the pre-development stage for Phase II, which will contain 40,000 sq. ft. of retail and restaurant space.

“Our commitment to bringing a diverse mix of retailers, restaurants and professional services to the area has resonated well with the surrounding neighborhoods and communities,” said Mike Cohn, Cousins’ executive vice president, in a statement. “Emory Point has had a very successful opening and we look forward to seeing the development grow as merchants continue to open and Phase II planning progresses.”

Fresh Market, LA Fitness Sign Leases with Kite Realty Group

The Fresh Market signed leases with Kite Realty Group for locations at two of its centers. At Lithia Crossing in Valrico, Fla., The Fresh Market will occupy 18,091 sq. ft. of space. Kayln Brandewie, of Florida Retail Partners, represented the tenant in the transaction. Jeff Wright, of Kite Realty, represented the landlord;

The retailer signed a 23,935-sq.-ft. lease at Shops at Eagle Creek in Naples, Fla. Kayln Brandewie represented the tenant and Jeff Wright represented the landlord;

In addition, LA Fitness signed a 37,992-sq.-ft. lease with Kite Realty Group for a store at Bolton Plaza in Orange Park, Fla. Walter Brown, of Diversified Partners LLC, and Tom Mundy, of The Shopping Center Group, represented the tenant in the transaction. Ryan Joyce, of Kite Realty Group, along with Stephanie McCullough and Nancy Summer, of The Shopping Center Group, represented the landlord.

Nadel Architects Redesigns California Center’s Façade

Nadel Architects completed a façade re-design for Moorpark Town Center, a 140,000-sq.-ft. shopping center in Moorpark, Calif. The re-design adds articulation with a Mediterranean theme and enhancement to the exterior façade of the property using open trellises, large cornice detailing, stone veneers, intricate tiling and bold colors. In addition, Nadel incorporated an al fresco plaza and multiple freestanding sign structures.

Construction on the project is scheduled to begin in late winter/early spring of 2013.

Moorpark Town Center was completed in 1985. Tenants at the property include Ralphs, CVS, Taco Bell, The Grinder Restaurant and Chase Bank.

Other Notable News

Vista Equities Group signed leases with multiple new tenants at LaCenterra at Cinco Ranch in Katy, Texas. The newcomers include Brothers, The Flower Girls, LAVO Collections, The Sweet Boutique, Bonefish Grill, Emmanuel Salon, Grimaldi’s Pizzeria, World of Beer and Zoes Kitchen. Brothers, The Flower Girls and LAVO Collections already opened in Phase I of the center. The remaining retailers will open when Phase II is completed.

Rosenthal Realty negotiated three new leases at Rio Hill Shopping Center in Vienna, Va. Five Below opened an 8,000-sq.-ft. store at the property, Simple Comforts signed a 2,000-sq.-ft. lease and Rack Room Shoes signed a lease renewal for 5,000 sq. ft. of space. The deals bring the center’s occupancy to 95 percent.

Indigo Hot Yoga Center, Yogurtland, Plum Hair Atelier and The OC Bar & Grill signed leases at The Shops at Oberlin Court in Raleigh, N.C. Charlie Coyne, of CBRE|Raleigh, represented the landlord in all four transactions.
